
The Helm
Helm Equities presented their development proposal to BVEHNA at our last General Community Meeting. They are planning a 36-story mixed use building on the east side of NE 2 AV between NE 42 and 43 Streets. The development will replace the previously proposed Parterre 42 project and will consist of 278 residential units, 83,338 square feet of office space, 620 parking spots, and approximately 45,000 square feet of retail space. Massing of the new building will be oriented towards the Brightline tracks and an upcoming Northeast Corridor train station.
The developer, has been very upfront about the involvement of the surrounding neighborhoods in determining what they can do to give back to the community. This is your chance to provide feedback and let the developer know what you would like to see happen that will enhance our neighborhood and community.

Since the development is taking advantage of the Live Local Act, regulations require that 40% of the units be priced at 120% of the Area Median Income. As a result, the project will have 116 rental units on the lower floors, with condominiums on the upper levels. If the development utilized existing code, the max height would be 5 floors.

Traffic
Kimley-Horn conducted a recent traffic study, which found a reduction of about 29% to 37% of traffic compared to the previous office space planned.
